Facility Management

Facility and building management solutions

Leveraging experience in strata management, project management and construction, Custom Facility Management was established to provide a diverse range of services which complement existing property and strata management arrangements.

Custom Facility Management operates a hybrid facility and building management platform and offers deployment of standalone facility management and building management solutions as well as a combination of multiple skillsets.

The Custom Facility Management difference

Coordination of scheduled maintenance

We leverage strategic long-term relationships with key, multi-level service providers to ensure both reactive and planned maintenance programs are facilitated on time and on budget. Our own business values extend to all dealings with our service providers, with value for money and attention to detail considered paramount.

Budgeting and financial analysis

Supporting the strata company and strata manager in the form of budget planning, forecasting, and reporting.  A core responsibility includes the requirement to communicate identified efficiencies and cost savings measurers.

Regular onsite presence

Clients quickly recognise that a daily site presence enhances the efficiency of community’s operations, provides for cost savings, and enables problems to be identified and resolved quickly.

OH&S adherence

The requirement for an innovative approach along with a focus on proper maintenance, safety and compliance, is communicated to the wider building management team, with all parties encouraged to take responsibility for actions and conduct on site.

The early detection of electrical faults, flooding, temperature variances and unauthorised access to secure areas has proven to offer improved building amenity as well as considerable cost savings through the focused application of maintenance resources.

Technology for efficient management and reporting

Custom Facility Management utilises multiple platforms to support our onsite presence:

MYBOS provides an administrative line of site for works undertaken on site by our staff, as well as assisting with scheduling and implementation of longer-term maintenance strategies.  MYBOS’s strength is the ability to easily consolidate all the site-based activities undertaken over a period into a concise, easy to read reporting structure.

Urbanise is suitable and scalable for larger buildings and integrates with Urbanise Strata Management to provide a comprehensive, fully-integrated solution for both building and strata management.

Why appoint a facility manager?

The realisation by the Council of Owners of their responsibility for maintaining the common property and the buildings operational infrastructure is the initial step to engaging a facility or building manager.  Our experience suggests that many owners underestimate the benefits a well-managed property has on community living, levy and budget stability, asset values and marketability.
